We’re local and veteran-founded, and we know the pests that actually pressure homes here — subterranean termites, brown recluse and black widow spiders, and the seasonal patterns specific to our area.
Most companies handle just one — pests, or termites, or wildlife — and refer the rest out. Titan handles all three as one local team. One call, one company, one crew that knows your property.
Jackson County Is Really Four Different Counties in One
Jackson County looks like one place on the map, but the pest pressure tells a very different story depending on which part of the county your home is in. The Kansas City urban core south of the river — the Plaza, Brookside, Waldo, Westport, and the older neighborhoods that surround them — carries pre-WWII and mid-century housing stock with the pest signature of a century of subtle settling: termites that have had decades to find every entry point, carpenter ants that follow the mature trees and original moisture conditions, rodents that know the older sill plates and stone foundations.
Eastern Jackson County (Independence, Lee’s Summit, Grain Valley) is a different world entirely — established suburbs that mix 1970s–80s housing stock with newer subdivisions, lake-area homes around Lake Jacomo, Blue Springs Lake, Lake Lotawana, and Lake Tapawingo, and Lee’s Summit’s upscale eastern growth that increasingly mirrors Johnson County’s suburban profile. Southern Jackson — Raytown and Grandview — is older established suburb with mid-century stock and the pest patterns that come with it. And the smaller communities (Greenwood, Oak Grove) bring genuinely rural-edge dynamics with outbuildings, treelines, and wildlife pressure from open country.
It’s all one local team. The Titan technician walking a 1920s Brookside bungalow on Tuesday may be at a 2020 Lee’s Summit new build on Thursday and at a lakeside Lake Tapawingo home on Friday — same training, same standards, but a different approach each time because the homes are genuinely different.
The Towns We Serve in Jackson County
Kansas City (the dominant city, ~509,000 of KC’s population on the Jackson side). Historic neighborhoods like the Plaza, Brookside, Waldo, Westport, Hyde Park; the urban core south of the river; and the eastern KCMO neighborhoods that border Independence.
Independence (~122,000). Harry Truman’s hometown, with the Truman Library, the Truman Home, and a historic downtown around the Jackson County Courthouse. Established neighborhoods and a meaningful older-housing share.
Lee’s Summit (~102,000). 6th-largest city in Missouri, fast-growing, upscale eastern Jackson County suburb. Excellent schools, newer construction skewing the housing profile, and a Johnson-County-style household income mix.
Raytown (~30,000). Older established southern suburb, predominantly mid-century housing stock with the carpenter-ant and rodent patterns those decades produce.
Grandview (~26,000). Truman’s boyhood farm, south of KC just off I-49. Established neighborhoods and the View Community Center anchoring the city center.
Grain Valley (~16,000). Fast-growing eastern Jackson suburb along I-70, with new-build subdivisions and the standard new-construction pest dynamics.
The lake communities — Lake Tapawingo, Lake Jacomo-adjacent. Distinct lake-area pest patterns: moisture, wildlife, lakefront-structure termite exposure.
Oak Grove, Greenwood. Smaller communities and rural-edge towns with the larger-lot, outbuilding-and-treeline pest profile.

Frequently Asked Questions (FAQ)
Do you actually serve all of Jackson County, or just one part of it?
All of it. KCMO historic neighborhoods, Independence, Lee’s Summit, Raytown, Grandview, Grain Valley, Oak Grove, the lake communities, and the smaller towns. Same local team, same plans, same response across the whole county.
Our Brookside (or Plaza, or Waldo) home is from the 1920s. Can you actually treat for termites in a place like this?
Yes — and the historic KCMO neighborhoods are exactly where this work matters most. Older homes have had decades for termite pressure to develop, and treatment options for historic structures are different (often gentler) than for modern slab-on-grade construction. The free inspection tells you what you’re dealing with before any decision.
We're on Lake Tapawingo / Lake Jacomo. Why do we get so much wildlife?
Lake-area Jackson County properties see consistently higher wildlife pressure — raccoons, opossums, bats, and snakes all use the lake corridors and the wooded edges that surround them. The fix is exclusion (sealing entry points), not just removal, and we do both as part of the same service.
We just moved to a new build in eastern Lee's Summit. Do we really need pest service yet?
Often yes, more than you’d expect. New construction settles moisture against fresh foundations, attracts displaced wildlife from former open ground, and hasn’t had time for weatherstripping and exclusion work to be refined. The early years are often the highest-pest-pressure years for a new build.
Do you work with property managers and landlords in KCMO?
Yes — ongoing common-pest treatment, pre-tenant inspections, bed-bug detection between tenancies, and the documentation property managers actually need. Tell us your portfolio when you call and we’ll structure something workable.
Is pest control safe around children and pets?
Yes. Treatments are selected and applied with families and pets in mind, and your technician walks you through any precautions before service begins.

I had a fantastic experience with Titan Pest! Their team was professional, punctual and extremely knowledgeable. They quickly explained the treatment plan for our pests (ants) and ensured my home was pest-free in no time.
